Marana's flat-roof market is small compared to its tile market — but it's not nothing. The work concentrates in two specific sub-markets. First, the older Marana town core: pre-Continental Ranch construction (1970s–80s) where some homes were built Sonoran-style with built-up modified bitumen flat roofs on wood decks. These have typically been recoated once or twice through the decades and now need either another recoat or a full replacement depending on substrate condition. There are fewer of these than Casas Adobes or central Tucson — Marana wasn't dense enough in that era to have a large flat-roof residential stock — but the homes that do have flat roofs tend to need attention. Second, light commercial along the I-10 corridor through Marana — small retail, the occasional restaurant, a few warehouse-adjacent buildings that Marana's growth has brought in over the last decade. Most are TPO single-ply or modified bitumen, and the climate hits these harder than residential because they're typically larger flat areas with full UV exposure all day. The Marana wind factor matters for flat-roof work too. Wind-driven debris, dust loading, and the occasional monsoon microburst all stress seams, parapets, and edge metal more than basin Tucson conditions. We default to better edge-metal attachment (full screw pattern instead of nail-and-clip) and use higher-grade elastomerics with stronger UV resistance. Modest cost difference; meaningful longevity difference in this exposure.
